When you buy during the year
- The closing statement usually prorates the current year between seller and buyer.
- The buyer commonly receives a credit for the seller’s share because the buyer may receive the full bill later.
- The next year’s taxable value may change after reassessment and a new homestead application.
- Escrow payments are a monthly planning method; the county bill and closing statement remain separate.
