These Terms govern your use of cutmyproptax.com (the "Service"). By using the Service, you agree to them. If you don't agree, please don't use the Service.
The Service compares a property's county-assessed value to a market estimate we compute from public sales and assessment data, and reports an honest read (for example, "worth a look" or "fairly assessed"). Optionally, if you sign up, we monitor a property and email you when its assessment appears to change.
What a packet contains depends on the market. In Florida it is a completed DR-486 petition together with the comparable-sales evidence supporting it. In Allegheny County, Pennsylvania we do not prepare a petition — the county generates its annual appeal form from your own submission — so the packet is the comparable-sales evidence and the Common Level Ratio calculation, with instructions for filing with the Board of Property Assessment Appeals & Review. In both markets you sign and file it yourself; we never file on your behalf.
Property and assessment information comes from public records — in Florida the Department of Revenue's assessment roll and the county property appraisers, and in Allegheny County, Pennsylvania the county's own assessment and sales records — together with our own estimates. Public data may be incomplete, out of date, or contain errors, and our estimates are approximations. We make no warranty that any figure is accurate or current.
Monitoring is provided on a best-effort, "as available" basis. Assessment rolls generally update once a year, and we do not guarantee that an alert will be sent, be timely, or catch every change. Do not rely solely on our alerts to meet a deadline.
The Service is licensed for checking properties you own or are otherwise personally responsible for. That includes an owner with a portfolio of any size.
Our assessment screening, estimated market values, over-assessment verdicts, estimated savings, and comparable-sales evidence are our work product. You may use them for your own properties and your own filings. You may not:
Commercial and high-volume use is available — it just needs an agreement rather than a signup. If you're a firm, an investor group, or anyone acting for clients, write to support@cutmyproptax.com and we'll set it up. We'd rather sell it to you than argue about it.
We may apply usage limits, and may suspend or terminate access that we reasonably believe breaches this section — including access that exceeds the limits published in the Service or evades them.
If you create an account (by watching a property or logging in), keep access to your email secure — anyone with your inbox can request a login link. You may delete your account or unsubscribe at any time.
We do not refund a change of mind. Each packet is a one-time purchase of a document we prepare and deliver to you immediately — once it has been generated and emailed, it cannot be returned, and the work of producing it has already been done. By completing checkout you agree that you are buying a digital product delivered at once and that you are waiving any right to cancel for that reason.
We do refund our own failures, without being asked. If we take your payment and then cannot honourably deliver the packet you bought — the filing window turns out to have closed before your payment completed, or the property details behind it no longer support what we sold — we hold the order, email you, and refund it. You do not have to notice or ask. That is not a change of mind; it is us not delivering.
If we got something wrong, tell us. This policy is about buyer's remorse, not about our mistakes. If your packet contains an error we made — the wrong parcel, the wrong owner, values that do not match the county roll, or a document your county will not accept because of how we prepared it — email support@cutmyproptax.com and we will correct and re-issue it at no charge. If we cannot make it right, we will refund that purchase at our discretion.
What is not a defect: the county denying or reducing your appeal, a VAB decision you disagree with, a filing deadline you missed, choosing not to file, or buying a packet for a property that turns out not to be over-assessed. The screening result and the estimated savings shown before purchase are estimates, and the outcome of an appeal is decided by your county — never by us. See sections 2, 3 and 10.
Prices are shown in U.S. dollars before checkout and charged once. We do not store your card details; payments are processed by Stripe.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
TO THE FULLEST EXTENT PERMITTED BY LAW, CUTMYPROPTAX WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, OR CONSEQUENTIAL DAMAGES, OR FOR ANY LOST TAX SAVINGS, MISSED DEADLINES, OR APPEAL OUTCOMES, ARISING FROM YOUR USE OF THE SERVICE.
We may update these Terms; we'll revise the "Last updated" date. Continued use after changes means you accept the updated Terms.
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules.
