CutMyPropTax ("we," "us") operates cutmyproptax.com (the "Service"), a tool that checks Florida property-tax assessments against public records and, optionally, monitors properties over time. This policy explains what we collect, why, and your choices.

1. Information we collect

The property and assessment data shown by the Service comes from public records published by the Florida Department of Revenue and county property appraisers — not from you.

2. How we use it

Provide the checker and show your assessment result.
Monitor properties you ask us to watch and email you when something changes.
Send login links and service-related email.
Measure traffic and improve the Service (analytics).
Detect and prevent bots, abuse, and fraud.

We do not sell your personal information, and we do not use it for third-party advertising.

3. Cookies & local storage

Login session cookie (cmpt_sess) — keeps you signed in to your dashboard. Essential.
Bot-mitigation token — a short-lived token that lets search work while blocking scrapers. Essential.
Analytics session id — a random value stored in your browser's local storage so we can measure the visit funnel.

4. Service providers we share with

We use a small set of vendors to run the Service, and share only what each needs:

Google Cloud — hosting and database (data stored in the United States).
Twilio SendGrid — sends our email (login links, confirmations, monitoring alerts).
ipwho.is — resolves your IP to an approximate city/region for analytics.
Cloudflare — DNS for our domain.
Google Sign-In — only if you choose "Continue with Google"; Google then shares your verified email with us.

We may also disclose information if required by law or to protect our rights.

5. Retention

We keep watch subscriptions and account email until you unsubscribe or ask us to delete them. Analytics and search records are retained to understand and improve the Service. You can request deletion at any time (below).

6. Your choices & rights

Unsubscribe from monitoring emails using the link in any alert, or from your dashboard.
Access, correct, or delete your personal information by emailing us.
California (CCPA) and EU/UK (GDPR) residents have rights to access, delete, and know how their data is used; we honor these regardless of where you live. We do not sell personal information.

7. Security

We use industry-standard measures (encrypted transport, access controls, secret management). No method of transmission or storage is perfectly secure, but we work to protect your data.

8. Children

The Service is intended for adults and is not directed to children under 18.

9. Changes

We may update this policy; we'll revise the "Last updated" date above and, for material changes, provide additional notice where appropriate.
