Quick answers

I bought a packet but never got the email. Check spam first, then log in — every packet you've bought is on your account page and can be downloaded again for a year.
Can I log in without a password? Yes — that's the only way. We email you a one-click link, or you can continue with Google or Microsoft.
How many properties can I check at once? The bulk checker takes a list or a CSV, in Florida and in Allegheny County. Enter each parcel number exactly as the county displays it — Florida folios and Allegheny parcel IDs are written differently, and we match what you give us rather than guessing. Re-checking properties you've already looked at is always free.
Do you file the appeal for me? No — you file it yourself, and what you get differs by state.

Florida. We prepare your DR-486 petition, filled in, plus the comparable-sales evidence to go with it. You sign it and file it with your county's Value Adjustment Board. Your deadline is 25 days after your county mailed your TRIM notice, and the date is printed on that notice.

Allegheny County, PA. You get the comparable-sales evidence and the Common Level Ratio calculation, with step-by-step instructions for filing with the Board of Property Assessment Appeals & Review. There is no petition to sign: Allegheny generates the appeal form from your own online submission, so there is nothing for us to fill in. The deadline is September 1, fixed by county ordinance, and an appeal filed now applies to next year's tax bill. There is no filing fee for an owner's annual appeal.
