Each August the county posts your new assessed value. We re-check it and email you if it looks appealable, with your filing deadline.

Nearly 1 in 5 non-homestead Florida homes are over-assessed
They sold for less than the county's assessed value — meaning their owners paid tax on money the home isn't worth.
Fresh from your county — not a stale national list.
Every check runs on your county's own current assessment roll, pulled and kept up to date by us — never resold, months-old aggregator data.

How it works

From "am I overpaying?" to a filed appeal — without the guesswork.

3

Save

Straight answers

If Save Our Homes already protects you, we say so — we won't sell you an appeal you can't win.

Frequently asked

How much does it cost?

Checking and monitoring are both free — watch as many properties as you like. You only pay a simple flat fee if you choose to have us help file an appeal, and never a percentage of your savings.

Do you file the appeal for me?

We assemble the complete, ready-to-file package — the DR-486 petition, evidence, deadline, and portal link. You sign and submit, so you stay in control (and we stay a tool, not a paid representative).

What if my home is already protected?

If Save Our Homes or the assessment cap already holds your taxable value below market, we'll tell you there's nothing to appeal — and how much the cap is already saving you.

I have a homestead exemption — should I appeal?

Usually not. Save Our Homes already protects about 91% of Florida homestead owners, and an appeal rarely lowers an already-capped bill. Your bigger opportunity is exemptions you may be missing — senior, veteran, disability, widow/widower, or portability: carrying your built-up Save Our Homes savings to your next home (worth up to $500,000 in assessed value, but you have to file for it). Those are filed with your county property appraiser. We estimate your portability and prepare the DR-501T for you; the others are quick applications directly with your appraiser. Recently moved? Which areas do you cover?

All 67 Florida counties, plus Allegheny County, PA (Pittsburgh). We build each market on that county's own official assessment roll and recent sales — fresh and local, never a resold national list — and we're adding more.

Is the estimate a guarantee?

No — it's a screening estimate from public records to flag whether an appeal is worth a closer look. The final case rests on a comparable-sales review.

Property tax appeals by county: Miami-Dade · Broward · Palm Beach · Hillsborough · Orange · Pinellas · Duval · Lee · Collier · Sarasota · Pennsylvania: Allegheny County (Pittsburgh)

A screening estimate from public records — not tax advice or a guarantee of a successful appeal. Data: each county's most recent published assessment roll — Florida Department of Revenue (all 67 counties) + Allegheny County, PA (WPRDC) — pulled from each county directly, not a national aggregator. Every result shows which roll it used.
