Before you buy
- Does the seller’s tax bill predict yours? Usually not. Reassessment and exemptions can change the taxable value.
- What should you budget monthly? Start with the estimated annual bill, divide by 12, and confirm escrow with your lender.
- What happens at closing? The contract and title company prorate the current year between buyer and seller.
After you buy
- Homestead exemption: apply with the county property appraiser after establishing the home as your permanent residence.
- Save Our Homes: qualifying homesteads receive assessment-growth protection after the exemption is established.
- Portability: a qualifying move within Florida may allow some assessment difference to transfer to the new homestead.
- Non-ad-valorem assessments: these charges may appear on the tax bill but are not calculated from taxable value alone.
