Selecting a historical rate fills that year’s assessment when held. Check the input years before calculating. A historical rate is not a prediction of the current or next year’s rate.
Tax estimator
Estimate base property tax from the assessment and general rate. Enter the rate as dollars per $100 assessed value: enter 3.758, for example, rather than 0.03758.
Buying a home does not make its purchase price the assessment used in this calculation. Ask the municipal assessor about reassessments, improvements or added assessments. This tool does not subtract a Florida homestead exemption or apply a Save Our Homes cap.
Tax bill review
Use the same tax year for all figures. Enter the full-year base property tax, not one quarterly installment, an escrow payment or the amount remaining due.
Closing tax proration
Allocate annual taxes between buyer and seller, then account for what the seller has already paid for that year. This does not assume the buyer receives an unpaid full-year bill.
NJ municipal bills generally include final installments for one year and preliminary installments for the next. Verify the year of each payment and reconcile the final bill with the closing agent. Municipal billing explanation.
Assessment notice review
Select a property above, then enter the figures from its assessment notice. A notice comparison does not decide appeal eligibility.
This is the NJ alternative to our Florida TRIM review. It does not apply Florida’s notice dates, exemption assumptions or appeal forms.
Compare several properties
Add up to 10 properties using the lookup above. Assessment values are labeled by year and municipality; they are not market values or an appraisal ranking.

New Jersey property tax relief
Use the state’s current eligibility guidance for ANCHOR, Senior Freeze and Stay NJ. These programs have their own benefit years, applications and qualifying requirements.
Review official NJ relief programs
Check an existing application’s benefit status
An assessment record does not establish your income, residency or program eligibility. We do not calculate a benefit or submit an application here. Florida homestead savings and portability calculations do not carry over to these NJ programs.

Request a municipality-specific filing-readiness reminder · Official assessment appeal guidance
A filing kit is available only when matching appeal-year records, local rules and candidate sales pass the existing checks. A tax calculation alone cannot open an order.
